Focus Some Attention on the First Room Buyers Enter
While buyers love updated kitchens and updated bathrooms, sometimes those remodeling jobs are just not in the budget for today's seller. Perhaps it is time to downsize, and the family home must be sold. You don't want to spend a fortune, but you want your home to make a wonderful first impression. Focus some attention on the first room buyers enter.
If your buyers are coming in the front door, and the living room is the first room they see, give it a nice fresh coat of paint in a neutral, desirable "today" color (not stark white). Take down the curtains or blinds from 20 years ago. Many times, just leaving the windows without coverings can work--let that sun flow in. Make sure the window trim is nice and clean and perhaps freshly painted. In other words, make it sparkle. If curtains or blinds are necessary for privacy's sake, nice new modern window treatments will help warm the room.
If the carpet on the floor is dated or worn and it covers hardwood flooring, don't just tell your REALTOR to mention "hardwood under carpet" in the MLS; remove the carpet. If the hardwood flooring is in decent shape, just clean it up and make it look great. If the hardwood flooring is not in the best shape, call in a contractor to take care of this item. You want to achieve that WOW factor with beautiful hardwood.
If the best room in your house happens to be the family room that was added on, and it makes a fantastic first impression, perhaps your REALTOR should put the lockbox on the door that accesses that room, so the family room is the first room buyers enter.
Of course, one room that sparkles is not going to make a sale if the rest of the house is cluttered, so be sure that everything is neat and clean (including the exterior). But if only one room is in the budget, focus some attention on the first room buyers enter.
